The OLD WAR OFFICE

The Old War Office is amongst the most prominent and iconic historic buildings in London, shoulder to shoulder with the Palace of Westminster, the Banqueting House and Westminster Abbey. It sits strategically on the crossroads linking the monumental cultural quarter of Trafalgar Square with the grand architecture of Whitehall, and, alongside the lush vista of St James’s Park and Buckingham Palace across to the Victoria Embankment and River Thames.

HIPS has been actively involved in the OWO - Raffles Development

  • The Old War Office was acquired by invitation through a bidding process in 2016.
  • The building is undergoing a major redevelopment and restoration to a Raffles super luxury hotel with 125 keys and 85 Raffles branded super-prime apartments by an exemplary team of experts – consultants, architects and engineers – including the designers Thierry Despont and 1508 London to reinstate it to past glory alongside 21st-century innovations for comfort and luxury.
  • The facilities offer 11 unique F&B outlets including a Rooftop Bar and a courtyard ‘Pavilion’, an unparalleled Spa & Wellness floor, and a 700 people capacity Banqueting Hall.
  • The design approach is towards creating a vibrant new London destination and active ‘place-making’ at the heart of Whitehall.
  • This £1.2B project with the Hinduja Group as the lead JV Partner has its opening ceremony in September 2023.
